In the Westchester County market, cosmetic updates almost always pay back more than full remodels on a pre-sale timeline. A full kitchen renovation rarely returns its full cost in sale price — but targeted updates (paint, hardware, lighting, professional staging) routinely improve offers significantly. The exceptions are homes where the kitchen or bathroom is so outdated it's a deal-breaker for most buyers.

When You Should Remodel Before Selling
- The kitchen or bathroom is so outdated (pre-1990) that buyers will make lowball offers across the board
- The renovation can be completed quickly (under 8 weeks) and won't delay your listing
- You have a specific target buyer profile (young families, luxury buyers) and the space would meaningfully affect their decision
- The cost basis of the update is low (cosmetic refresh vs. full gut renovation)
When You Should Sell As-Is
- The market is hot and buyers are competing regardless of condition
- You're in a time crunch — a rushed renovation often hurts more than it helps
- The renovation would exceed $60–70K — the math rarely works at that scale
- Buyers in your price range typically renovate to their own taste anyway
