Avoid These Mistakes
Top 10 Kitchen Remodel Mistakes in Westchester County
Twenty years of kitchen renovations across Westchester County and Fairfield County have taught us exactly where homeowners go wrong — and how to protect against each mistake.
Choosing a contractor based on the lowest bid
The problem: Low bids often reflect corners cut — inferior materials, unlicensed subcontractors, or missing scope items that appear as change orders later.
The solution: Compare bids at the line-item level. If one bid is dramatically lower, ask which line items are different. The cheapest option almost never delivers the best value in Westchester County kitchen renovations.
Starting construction before finalizing design
The problem: Mid-project design changes are expensive. Changing a cabinet layout after installation means reinstallation costs. Changing a countertop material after fabrication may mean losing the deposit.
The solution: Finalize every material selection before any work begins. Our process requires complete design approval before permits are pulled — for exactly this reason.
Underestimating the budget
The problem: Homeowners often receive an estimate that excludes appliances, permits, lighting, and flooring. The final project cost is always higher than anticipated.
The solution: Ask for a complete scope estimate — including all line items. Our written estimates include every element we're responsible for, with explicit statements about what is and isn't included.
Neglecting the work triangle
The problem: The sink-stove-refrigerator "work triangle" describes how the three most-used kitchen elements relate. A poorly planned layout creates constant cross-traffic and frustration.
The solution: Any kitchen designer should analyze your traffic flow before proposing a layout. Layout efficiency is part of every design conversation we have.
Choosing stock cabinets for a non-standard kitchen
The problem: Stock cabinets are built in fixed widths. Non-standard kitchens end up with awkward gaps filled with filler strips — visible and amateur-looking.
The solution: Use semi-custom cabinets, which are available in more size increments and can be built to minimize gap fillers. Custom cabinets eliminate the problem entirely.
Skiping undercabinet lighting
The problem: Under-cabinet lighting is much harder to add after the kitchen is finished. It requires wiring that is easiest to run during construction.
The solution: Plan and rough-in under-cabinet lighting before cabinet installation. It's a relatively modest cost ($500–$1,500) during construction that dramatically improves function.
Overlooking ventilation
The problem: Inadequate range hood ventilation creates grease accumulation, odors, and moisture problems. Many Westchester homes have insufficient ventilation from their original construction.
The solution: Size your range hood to your cooking habits and range size. Range hoods should be sized at 600–1,000+ CFM for a 36–48 inch professional range.
Ordering appliances too late
The problem: Luxury appliances — Sub-Zero, Wolf, Miele — often have 8–16 week lead times. Ordering late delays your project completion.
The solution: Order appliances as soon as cabinetry and countertop layouts are confirmed — which should be weeks or months before construction begins.
Treating the kitchen as an isolated project
The problem: A new kitchen with mismatched flooring, dated lighting, or a disconnected dining room design looks unfinished.
The solution: Plan the kitchen in the context of adjacent spaces — especially flooring transitions, sightlines to living areas, and ceiling/lighting consistency.
Using an unlicensed or uninsured contractor
The problem: Unpermitted work in Westchester County creates significant problems at resale — buyers' attorneys routinely request building permits for all renovation work.
The solution: Use only licensed, insured contractors who pull all required permits. Three Brothers is licensed in New York and Connecticut and pulls every permit required by your municipality.
