Remodeling an Older Home in Westchester
Westchester County has some of the most beautiful older homes in New York. Renovating them requires experience — here's what to know before you start.
The most common surprises in older Westchester homes
Westchester has a high percentage of pre-1980 housing stock — colonials, center-halls, and cape cods built between 1920 and 1975. These homes are wonderful to renovate, but they carry hidden costs that newer construction does not. Budget 15–20% above your quoted scope as a contingency for what's found during demolition.
Asbestos
High in homes built before 1980Asbestos was commonly used in floor tiles, drywall compound, pipe insulation, and ceiling tiles. Testing is required before demolition. Abatement adds $2,000–$10,000 depending on scope.
Lead paint
High in pre-1978 homesHomes built before 1978 may have lead paint on walls, trim, and cabinets. EPA-certified renovation practices (RRP) are legally required. Adds cost and time to demo.
Knob-and-tube or aluminum wiring
Common in pre-1950 homesMany older Westchester homes have electrical systems that cannot support modern kitchen appliances. A full rewire or panel upgrade adds $5,000–$15,000.
Cast iron drain lines
May need replacement after 60+ yearsCast iron plumbing has a 50–75 year lifespan. Older homes frequently need drain line replacement during kitchen or bathroom renovations. Budget $3,000–$8,000.
Non-standard dimensions
Nearly universal in pre-1970 constructionOlder homes have non-standard ceiling heights, out-of-plumb walls, and irregular floor leveling. This adds labor cost and time to every finish installation.
Structural surprises
VariableOpening walls in older homes sometimes reveals load-bearing elements, missing insulation, or rotten framing that must be addressed before renovation continues.
